"It matches" The Key to Selling Remodeled Properties

There are so many shows about flipping homes and or upgrading homes. Of course, one of the originals was "Flip or Flop" on HGTV.  I should mention that in general, I'm an avid fan of television. That being said, I've maybe missed a handful of "Flip or Flop"s. As a result, I can say that one of the biggest comments you can consistently see on the show is that the bathrooms match the kitchen.

I had a seller recently who had a property that was out of date, dark and had no cohesive style. As a result, I made several recommendations to upgrade and remodel the property. The owner agreed to remodel the kitchen, floors, walls and staging. With these changes, the property looked significantly better. Even still though, the property was built in the 80's and it was very evident in all of the bathrooms despite our attempts to stage around it. To this day, the property has seen several price drops chasing the market and has been listed for more than 150 days.

In a market where buyers are getting pickier as seen on all of the "Million Dollar Listing" shows as well as the activity local based on the number of great products currently available, it is becoming more and more significant to really get into the mind of the buyers and either remodel, price or market accordingly. Finally, be responsive to what the market is telling you. Let's face it, the market is the all powerful indicator in the crazy world of Real Estate.
