I feel so much better about being able to comment on data now that I can identify some trends because I have had some consistent data input. To me the most important piece of data is that at -4.02% and -4.4% for the gap between list price and purchase price, that is the largest gap since I've been keeping data in nearly the last 6 months. There is also more than a 50% gap between average sales price versus average list price. That's a little concerning. However, I think that some of the new development is impacting some of these numbers. Between the new development at the Newport Pier, Echo 56 and a couple of currently listed high rises, we have some individual outliers skewing some of the data. I look forward to seeing what the new year brings in terms of how people make real estate changes. I expect that we will continue to see good numbers and or positive trends as we move forward. People will be looking to upgrade and or want more from their personal real estate. I suspect that we will see fewer people hedging, but time will always tell us the truth.
